On the edge of Ashbourne, at the gateway to Dovedale and the Peaks, this is an ideal rural location from which you can enjoy the benefits of being in open countryside.

A short walk can be enjoyed into the pretty market town of Ashbourne with its wide range of facilities. Also on your doorstep is the beginning of the Tissington Trail.

A short drive takes you to the accommodation in the grounds of the owner’s property, which is all on one level.

The accommodation benefits from the sun throughout the day. In the morning and early afternoon at the front, and in the late afternoon and early evening at the rear, on the patio garden area that over looks Bentley Brook which runs by the property (care needs to be taken near the brook).

You enter into the main entrance hall, and to you left is the very good sized 'L' shaped lounge, with vaulted beamed ceilings, decorative brick fireplace with electric stove, and views to the front and rear of the accommodation.

A door from the lounge leads to the rear patio garden area.

Off this room, through double doors, is the good sized and fully equipped kitchen/dining area with rear views and all the necessary equipment you should require for your stay.

There is a separate utility room and toilet with hand basin.

Off the hall are the two bedrooms, each taking in aspects to the front and rear of the property, both with double beds.

There is a good sized bathroom with bath, separate shower cubicle with electric shower, hand basin and toilet.

The accommodation is not suitable for children under 11/12 years of age due to proximity of the brook.
