This 100 year old stone built semi-detached cottage is located on the edge of this very popular Peak District village in the Hope Valley.

It enjoys good local facilities and some excellent walking by the river Derwent and on the opposite side of the valley along Froggatt Edge, with Chatsworth House and Haddon Hall being a short drive away.

The long front garden leads to the side of the cottage and the main entrance which leads to the hall and into the lounge.

This lounge dining room is a good size and is located at the front of the cottage, it has a welcoming log burning stove giving the room plenty of atmosphere, at the same time enjoying views across the valley and surrounding countryside.

To the rear is the stone-flagged well equipped kitchen which doubles as an occasional dining area with original features and granite worktops and looks out onto an elevated garden to the rear. Off the kitchen is a utility room with a fridge, dishwasher and microwave.

The stairs lead to the two bedrooms, the large main bedroom enjoying views across the surrounding countryside and has a king sized sleigh bed and an occasional folding bed that can be put up in either bedroom.

The second bedroom, to the rear, has a further double bed and views to the rear garden.

The bathroom has a bath with shower over, hand basin and toilet.

The cottage is tastefully and individually presented throughout and in the courtyard at the back of the cottage there is a summer house which makes an ideal area for BBQs or meals outside and there is a low stone table, patio seating and decorative lighting.

In addition, there is an east and south-facing stone-walled courtyard which is private and secluded and enjoys the sun for most of the day.

There is a further elevated lawned garden to the rear, with a patio sitting area, which is accessed by stone steps.

The area is gated and railed in elegant wrought iron for security and safety.

Parents and dog owners can be reassured that all areas of the garden are safely fenced.
