BROOKCLIFF COTTAGES.

Located in a delightful sleepy hollow, these cottages, located on the hillside and date back some 300 years, are situated in a quiet conservation area in a delightful rural situation accessed down a typical country lane, surrounded by fields with views from the location and various rooms within the properties.

It is an ideal walking location, not far from Rushup Edge, the caves at Castleton, or for the more adventurous, hang gliding and parascending at nearby Mam Tor, or walk in Edale at the beginning of the Pennine Way.

In addition there is the use of a neighbouring field, ideal for children to play in, where visitors can take an interest in the owners rare breed of sheep and of course the chickens.

Brookcliff House and Cottage, adjoin each other and can be linked internally so can be booked together for larger groups.

Please note there is a pond and water filled stone troughs around the property and young children should be supervised, although gates prevent direct access by young children,.

In the House it is possible for up 16 people to dine together.

TO BOOK BOTH PROPERTIES PLEASE CONTACT PEAK COTTAGES FOR A DISCOUNTED PRICE.

MORE PHOTOGRAPHS TO FOLLOW SHORTLY.

The house is on three levels, plus a cellar, and was once a chapel and meeting place for Quakers in the area, it is full of character and dates back some 300 years.

Entry to the property is into the spacious hall off which are the main reception rooms.

The first room on your left is the formal dining room, ideal for those family get togethers and reunions, and it has a log burning stove; double doors from this room open out onto the gated patio area, a pond and hillside terraced gardens.

A door from the dining room leads through into the adjoining kitchen which is fully equipped with all the essential equipment you will require for your stay, and there is an occasional second breakfast dining area with views across the sleepy hollow below.

From the kitchen a single flight of stairs lead down to the cellar and the utility room, care is needed going up and down.

Also on the ground floor is a cloakroom with toilet and hand basin.

Off the hall, up a single step, a door leads into the splendid and very spacious oak beamed lounge that has two seating areas, one around the main fireplace and one to the rear of the room where there is an occasional games area.

The sweeping stairs lead to the four first floor bedrooms, one has a single bed and was hand basin, two have double beds and en suite shower rooms with shower cubicle, toilet and hand basin; one of these bedrooms also has a folding bed/sofa chair, suitable for occasional use, and the final bedroom on this floor, has two adult sized bunk beds.

A second flight of winding stairs leads to the second floor; the fifth bedroom has four single beds and a television, ideal as a children’s room, and the sixth bedroom has a further double bed.

Also on this floor is the general bathroom that has a whirlpool bath and shower over, toilet and hand basin.

All the bedrooms enjoy views across the surrounding rolling countryside.

The house is in an elevated position with terraced gardens, mainly down to mature planting, small children should be supervised.
