This stylish two-bedroom cottage offers an idyllic country bolthole, whether you’re seeking a romantic retreat for two or a peaceful base for a small family to explore the southern Peak District. Located in a tranquil valley, this is the perfect cottage to escape the hustle and bustle of daily life. There’s a village shop at Hulland Ward, a pub at Hognaston, a supermarket at Ashbourne, and an abundance of walking routes and cycling trails all around. More outdoor activities are available at Carsington Water (3.5 miles), where you can find walking and cycling trails, horse riding, fishing, water sports and birdwatching. Known as the ‘Gateway to the Peaks’, the market town of Ashbourne (5 miles) offers historic architecture, designer boutiques, antiques stores and a vibrant food scene. And if you’re yearning for some adventure, Alton Towers is just 16 miles away.

The ground floor accommodates a stylish king-size bedroom with views across the garden, a cosy twin room, and an attractive family bathroom. There’s also a downstairs boot room accessed from outside, which houses the utility room and offers lockable bike storage. Steps lead up to the first floor and into the light and bright, open-plan living space. The lounge has a relaxing sofa and two armchairs gathered around a TV and ornate wood burner. At one end of the room is a compact, colourful kitchen with a dining table for four.

Outside, a patio with an outdoor dining table offers a peaceful spot to enjoy a meal or drink in the fresh country air, with lovely views over the green.

We loved this cottage and the location was perfect for exploring the Peak District and surrounding areas. The owner was on hand if we needed anything and we would definitely stay here again and recommend to others

Waters Edge is a spacious cottage, well situated for visiting the picturesque county of Derbyshire. The cottage has everything you will need for a relaxing holiday.

Lovely, comfortable cottage in a perfect location for walks around the lanes and fields. Very welcoming and knowledgable host. We thoroughly enjoyed our mini-break.

Great week staying here. Packed loads in including hiring bikes and going up to Tissington; Dovedale; Chatsworth (bit pricey);Swimming in pools at Three Shire Head; Bakewell; Buxton, thanks to the owners recommendation. Always a lovely house to return to at the end of the day!!

Kath couldnt have been more welcoming. The accommodation was really lovely. Tastefully decorated and well equipped. Comfortable bed, wonderful shower. We had a brilliant week of cycling. We felt so much at home here.

Its been a wonderful week. Derbyshire is a revelation in vivid greens wildflowers, birdsong and sheep. The Alleys has been the perfect base for a cycling holiday. Kath could not have been more hospitable. We have felt like the neighbours for the week. Thank you, Thank you.
