Selecting your accomodation

Peak Cottages provide a quality portfolio throughout the whole of Derbyshire.  The index at the beginning of the brochure summarises key information on all the properties.  Further details are contained under each property listing, but should you require any additional information then please contact Peak Cottages.

All accommodation has been personally inspected and meets the high standards set by Peak Cottages.  To maintain this quality, property inspections take place throughout the year in order to avoid any disappointment from visitors.

Property descriptions have been carefully compiled to reflect the true character of the property taking into accounts its age, style, charm and above all the warmth created by the owner for your enjoyment.

We are always looking to manage more accommodation, which means our list will vary and continue to increase throughout the year.  Whether it is a small party or large group getting together for a reunion or an activity break, then we will have something that will meet your needs.  Our aim is to ensure that your holiday or short break will be one to remember and that you will return to the Derbyshire Dales and Peaks and benefit from the personal local service we have to offer.

Level access accommodation

A number of properties are all on one level – if any additional information is required then please contact our office for further details.

Sleeping Capacity

Please note that the number of persons detailed against each property CANNOT be exceeded under any circumstances as this could affect the owner's insurance on the property.  The bedroom spaces will always be clearly stated – double, twin beds, bunk beds (Adult – 3ft, Children – 2ft. 6ins.), soft bed, folding/slide out beds.

Where '+' is detailed in the property descriptions it means that people can be accommodated in the communal areas of the property, that is, NOT in a bedroom.

Character

Enjoy the history and character of the property whilst absorbing the atmosphere of walking into the unknown, as you pick up your key from the traditional hiding place under the door mat – that is, if the owners are not there to give you a warm welcome.

The spectacular and dramatic views which are achieved from most properties and locations throughout Derbyshire can be seen from the photographs we have included.

The small touches included by the owner to make you feel more welcome when you open the door of your property.

Booking your cottage

We are only a phone call away – please submit your booking at the earliest possible opportunity to avoid any disappointment.  Bank holidays, Christmas, New Year and school half terms get booked up well in advance.

We will respond to any call or enquiry received on the same day where practical, if not, immediately on the following day.  We will confirm your booking within a maximum of five working days, following receipt of your completed Booking Form.

Bookings are accepted on the understanding that you

have read the description in the brochure/or have viewed our website.

Booking Form and deposit or full payment

Full details of your property and directions will be forwarded to you following receipt of your final payment.  Confirm your arrival time to the Owners to ensure your holiday gets off to a good start. 

Bookings are from Saturday to Saturday (some properties start Friday and are detailed in the descriptions) – access to the property is after 3.00pm, with vacation by 10.00am on your day of departure.  Dates for Christmas and New Year will vary from year to year.  Please advise the owners of the time of your arrival at least THREE DAYS prior to the commencement of your holiday.

Cottage services

Full descriptions and services are detailed against each property.  In most cases gas and electric are included within the price, but where this does not occur charges are detailed in the services for the property, as shown in our Brochure and on line.  Where open fires exist an initial supply of coal or logs are usually included in the price for part or all of the holiday period.

Linen, including duvets or blankets, covers, sheets and pillowcases are included as shown in our Brochure or on line. Cot linen is NOT provided.  Towels are supplied in most properties but please check carefully each property description.  Where more than one cottage is booked at a single location, it may be difficult for groups to dine together easily in one property.

Access to the property – There will be times when access is required to the property, for example to undertake repairs, photography or the annual grading inspection by Visit Britain.  As much notice will be given as possible to minimise any inconvenience.

 

Your responsibility

Holiday tenants are responsible for normal everyday cleaning and for keeping the property in an orderly fashion.  They are requested to leave the property in the same condition on vacation of the property.  Liability for damage done to the property or equipment or for excessive extra cleaning necessary on vacation is the responsibility of the person who signs the Booking Form.  Charges where levied for these items will be notified to you. If you intend using fireworks for any celebration during the course of your holiday please check with the owner first for their approval as animals may be within the immediate vicinity of your holiday property.

Pets

Are permitted in many of our properties and in some cases more than one can be accommodated.  Charges are levied per pet as detailed in the Booking Form.  Should any damage occur then suitable recompense will need to be made to the owner.  Pets are not permitted in the bedrooms and should be kept to the downstairs of the property you occupy – please do not leave pets unattended in the property.  In some cases facilities exist for horses but this would be subject to a separate agreement with the owner.

Smoking

Where smoking is permitted in properties this should be restricted to the main reception areas and will not be allowed in the bedrooms.

Short breaks

All properties are available throughout the year for short breaks and at short notice – let Peak Cottages know your requirements so that a short holiday can be arranged for you, possibly for the first time to see the beauty that the Derbyshire Dales has to offer.  Short breaks are available for 3, 4 or 5 nights and can commence on any day of the week, subject to availability.  These can be arranged throughout the year, in peak holiday times they would be at shorter notice.

The minimum break is for THREE DAYS.  However, extra days can be accommodated by agreement.  SHORT BREAKS AT SHORT NOTICE, throughout the year.

Prices

Our prices have been structured to make it easier for you to know the cost of your holiday whether it is for three days or longer.  REDUCED PRICE OCCUPANCY – Prices may be reduced on larger properties for a lower person occupancy (at certain times in the year) – please check when making a booking enquiry.

Security Deposits

The Owner may require the payment of a security deposit in respect of your Booking, to help cover any damage caused or additional cleaning that may be required at the Property.  This will be notified to you, either in the Brochure or online or at the time your Booking Confirmation is issued.  Subject to any deductions, the security deposit will be returned to you promptly at the end of your holiday.  For all Christmas and New Year bookings we may charge a security deposit of £100, although this could be higher for larger properties.  Payment of the security deposit will be taken at the same time as the balance payment is made for your holiday.

Data protection

We will need to collect certain personal data from you and about members of your party.  We will share this data with the Owner for the purpose of administering your booking and for marketing purposes.  We may also share this data with third parties in connection with your booking.  We will not pass your data to anyone else, unless we reasonably believe we must do so by law.

 

Complaints

In the event of you feel the need to complain about our booking service or the accommodation,then please raise these with us or the owner as soon as possible.  If the owner is not able to resolve the problem, then please contact the office of Peak Cottages on (0114 262 0777) IMMEDIATELY, giving details of your complaint so that it can be investigated immediately.  Every effort will be made to handle and resolve your complaint with speed and efficiency, but we do ask you to act immediately should there be a problem.

Under no circumstances will any compensation be made for complaints raised after the holiday has ended, if the visitor has denied Peak Cottages or the owner, the opportunity of investigating the complaint and their endeavours to put matters right during the course of the holiday.
